Entering and Managing Deals

Every deal in SplitRE moves through a lifecycle. Understanding what each stage locks in place will save you from surprises later.

Draft

Go to Deals to start a new deal, or open an existing draft to keep editing it. While a deal is a draft:

  • Click Save Draft to save your progress without confirming — nothing is emailed to the agent, and nothing is final.
  • If you're editing an existing draft, the same button reads Update Draft.
  • Drafts don't count toward cap totals yet.

Confirm

When a deal is ready to be finalized, click Confirm & Email Agent. This:

  • Locks the deal's numbers into a permanent breakdown snapshot (edits after this point require an amendment, not a direct edit).
  • Recalculates the commission server-side — the numbers you see in the preview are double-checked, not just trusted from your browser.
  • Updates the agent's cap ledger for the year.
  • Emails the agent their commission breakdown.

An agent can never be confirmed into a negative payout — SplitRE blocks any confirmation that would leave the agent's net below $0.

Amend

Need to fix a confirmed deal? Open it and click Amend, which takes you to an amendment form. Saving it (Save Amendment) creates a new deal record linked back to the original — the original stays in your history for an audit trail, and the amendment's numbers are what count going forward for cap and reporting purposes.

Void

To reverse a deal entirely:

  • On a draft, click Void — it's removed without affecting cap totals (it never counted toward them).
  • On a confirmed deal, open it and click Void the deal, then Confirm void. This reverses its contribution to the agent's cap ledger for the year.
