Getting Started with SplitRE

Overview

SplitRE automates commission calculations, agent cap tracking, and bookkeeper-ready exports for independent real estate brokerages. This page is the starting point for these docs — it covers the three things every brokerage sets up first, in the order that makes the rest of SplitRE click. Use the table of contents below to jump straight to any guide.

After you sign up and name your brokerage on the Welcome page, you'll land on your Dashboard with a setup guide that walks through the same three steps below. It disappears automatically once your first deal is confirmed.

Step 1: Create a commission plan

A commission plan is the template SplitRE uses to calculate every payout: the agent/broker split, the annual cap, and any deductions (franchise fee, E&O, referral fees, and so on).

Go to Commission Plans and create your first plan before adding any agents — agents get assigned to a plan when they're created, so having at least one plan ready saves you a step. See Creating a Commission Plan for the full breakdown of what each setting does.

Step 2: Add your agents

You have two options, both reachable from Agents:

  • One at a time — click Add agent and fill in name, email, and commission plan. Good for a brokerage just getting started.
  • In bulk via CSV — use Import Agents if you're migrating an existing roster. This is the faster path if you have more than a handful of agents.

If any agents joined mid-year or are moving over from another system, set their cap opening balance right after adding them — see Setting Up Agent Caps.

Step 3: Bring in your deals

Same two options, from Deals:

  • Import historical deals via Import Deals — useful for getting your cap tracking and year-to-date numbers accurate from day one.
  • Enter deals as they close — see Entering and Managing Deals for the draft → confirm → amend → void lifecycle.

Once your first deal is confirmed, the Dashboard setup guide goes away and you're looking at live GCI and cap-progress numbers.
