Teams and Shared Caps

A team in SplitRE is a group of agents who share one annual cap instead of tracking a separate cap each. Commissions from any member draw down the same pool, and every member flips to a 100% split at the same moment: when the pool reaches the team's cap. A two-agent team on a $24,000 shared cap is done paying a split once your brokerage has collected $24,000 between them, no matter which agent generated it.

Teams are managed from the Teams tab on the Agents page (also reachable from the Teams item in the sidebar). Nothing about teams is behind a pricing tier. Every plan includes them.

Creating a team

  1. Open the Teams tab and click New team.
  2. Give it a name and a shared annual cap amount.
  3. Optionally set an opening balance: company dollar already collected from these agents this year, before SplitRE. This works the same way a single agent's cap opening balance does, just pooled.
  4. Add members from your agent list.

Once a team exists, its deals show a shared-cap progress bar on the Dashboard, on the Agents page, and in the deal preview, in place of each member's individual bar. Revenue reports can be grouped by team.

The optional team lead

A team lead is optional. Leave it blank and the team is a pure shared-cap pool: nothing changes about how each member's deal is calculated, and they just share one cap.

If you name a lead and a percentage, then on each member's team deal the lead earns that percentage of the member's commission:

  • The lead's own deals never pay a split to themselves.
  • Per deal, you can turn the lead's split off for a member's own sphere-of-influence deal that the lead had no part in. The deal still draws the shared cap. The team setting controls whether the split is on or off by default.
  • Whether the lead's cut comes out of the member's share or the full commission is a setting on the team. The member takes home the same amount either way; the choice only changes whether your brokerage's own cut is reduced by the lead's portion.

What happens to an agent's individual cap

While an agent is on a team, their individual cap and opening-balance settings are set aside and the team's shared cap applies instead. Their individual settings aren't deleted; they're just not in effect.

When an agent leaves a team, SplitRE asks where their individual cap tracking should resume:

  • From zero. Start their individual cap fresh.
  • From what they personally contributed to the team pool this year, carrying their own production forward.
  • A custom figure, if you've agreed something else.

Disbanding a team

Disbanding a team that has closed deals under it is non-destructive: every member goes back to tracking their own individual cap, but the closed deals and all their reporting stay exactly as they are. A team that never had a deal is simply removed.

Teams and co-agent deals

If two agents on the same team are both on one co-agent deal, their shares draw the same shared team pool, walked in order so a single deal can't pull the pool past its cap. If a co-agent is on a team with a lead, they still pay the lead their split from their share of that deal, unless the lead is themselves one of the co-agents (in which case the lead's share is just their own production).
